I sure wish I had 30 grand to start a real estate investment, how would you restart with say $5,000. and you can find $15k properties that you could rent for $650 easy, so I would buy 2 of those and get $1,300/mo cash flow for $30 grand. oh and $100,000 properties are not cheap, unless you are a multi millionaire!!!!!!!!!!!!!!!!!!!!!!

Yes it was a good video, my problem is that I have additional income check beside my reg pay check. I have an mortgage as my only debt. Im trying to get into investment property (Duplex, Triplex and Quads) but i don't have a good or big downpayment any ideas? I don't mind starting small either....i prefer 30-80k properties.

How soon are you financing the deal with the bank? What bank would you go to in order to get the 100k? Will it be cash out? I want to do this but im not clear on how soon u can get my equity out uf i pay cash for the home.

You are absolutely wrong and naive! Realtors are highly educated and had saved thousands of home owners. Buyers and Sellers who are cheap and pretend they know everything will run into a lot of troubles because lack of knowledge on contracts, hidden defects and negotiations. I have only been a Realtor less than 6 months and had already acquired a pre-foreclosed homes, I will never tell you how I did it. Why? Stupidity will cost you more and my Education will make me rich! lol!

realtor isnt a real job or career... in fact, its really like being a travel agent, its really not necessary at all.. its just some bored housewives that are pretending to play business, but in reality, these people are naive, inexperienced and have absolutely no clue about the real world or how to successfully negotiate a sale.

You need to step out of the box and become creative, Realtors just don't wait make commissions on selling houses. I am one of the successful Realtor that within less than 6 months become an investor and acquired a pre-foreclosed home.
