Fascinating : I like everyone else have always wanted to do the same.
Although I grew up on a farm I've been a suburbanite most of my life and
don't think I'm up for the rigors of Homestead life anymore. The question I
have ; and its been mentioned here and elsewhere ; is about the government
being able to come in and force you off your land if you don't hook up to
the grid. Meaning ;you have to be hooked up to the Utilities whether you
use them or not and then pay them for being hooked up (probably a premium ;
esp if you are some distance from the grid). Maybe even pay the cost of
running the grid out to your place which could be astronomical. Have you
encountered any problems with that ? How do you hook up to the grid if you
are 100's of miles away from the nearest grid ? Did you consider the tax
consequences of the states which you were choosing from when you were
selecting a property. You chose Vermont but New Hampshire for example has
about the lowest or no taxes at all (state, local, income, sales, etc ). I
don't know about property tax ; is it reasonable in Vmt ?
I'm amazed at all the posters that want to move in with you or close to
you. Doesn't anybody realize that one of the biggest reasons for doing this
is to get away from all the people (for me anyway) ? I don't want to look
out my window and see someones trailer home parked next to me ; or hear
someones loud music and kids over the sound of the babbling brook. Kind of
defeats the purpose !

carpenter , woodworker , gardening , farm skills, as well as basic sewing

that I consider as my aunt she is elderly and wants out of the city and I
made a promise to her if I ever was to get land and build she comes with me
she is such a sweet lady and an animal lover and loves the story's I share

Good luck with your own land buying adventure, Andrew! The only 'horror
story' we saw was the property in Monson Maine, just off of the Appalachian
Trail. I loved the idea of that property, but there was no road access
except through a neighbor's private drive. The existing owner was having a
feud with the neighbor (cutting down gates, poisoning tress, you name it!)
and we almost got dragged into the mess while we were visiting the with the
Realtor. Know your neighbors, you will rely on them!
What can your community do to make stuff for others? Problems faced by
other rural separatists can be solved & become local industry! Amana
started rural. Off-Grid Folks need really CHEAP batteries. CWRU Cleveland
researches iron flow bat. Can you build battereis? OGF need appliances
using DC. Problem: no standardized voltage, plug types etc. How about a
refrigeration box powered by flame (electric power is costly) AND cycling
outside winter cold into box? Or chems to remove invading feds?
Cool, I hope you follow through with your own homestead! Despite my grand
aspirations, I think it would be very difficult to separate yourself
completely from money. My plan is to live a very simple life, and
make/grow/do most things myself. However, a small continuous source of
income is necessary, so I dream of selling hand built furniture or craft
items, and perhaps supplementing with a cash crop and/or maple syrup! If
you live a simple but fulfilling life you won't require much money.
It seems a decent place. How much Fed Res "money" was this? How many acres?
Hope you have similar folks using lots in this area. Community with a
similar nature & mindset is crucial! (Versus every-man-for-himself
corporatized cities.) You'll get little sun for PV-current in winter &
unreliable wind, so learn efficient firewood ways for heat: use wood-gas &
"waste" can generate DC electric power (stirling engine needs little temp
difference) for batteries. Use DC power where possible
have the self proclaimed leader who has the ideas set firmly in his/her
head and will fight to the death against all the general consensus! that's
why we are now lookng for about 15-25 acres just for us! OS is a
PERMACULTURE designer and me pretty handy at making/fixing anything! we
just want to drop out, be left alone to do our thing without bothering
anyone from outside or leaving the land worse off than we found it!
While a very good idea, do be careful with living off grid and the
government finding out. It has been a recent growing concern of government
agency teams raiding such places around the the country and removing people
from the very land they own simply because they aren't hooked to the grid
and there have been a decent amount of such cases that can be researched
via youtube alone. Kudos for the effort put forth!
IMHO that is a rather irrelevant query, Sir. A person's sexual preferences
are probably the least important factor I could imagine regarding an
off-grid collective. Far more relevant is skills, resources, willingness to
work together towards common goals. Self-identification according to sexual
preference, dietary preference, religious or political beliefs is
potentially divisive.
The land had percolation tests done for a septic system, but I'm not very
interested in that. The term 'septic' derives from the word for
'putrefaction' which I don't want to create on my property. Instead we plan
to build a composting toilet system to avoid putrid contamination of the
land and to use the 'humanure' for a beneficial purpose - adding nutrients
to trees and shrubs!

of the typical horror story stuff through out your search? Like easement
cost, timber/water/mineral rights, zoning, anything at all you could share?

also that stream can easily power a 10 foot , diameter water wheel. you
would go down to the bank choose a ten foot stretch. dredge it 5 feet deep.
dump your wheel in there. you got hydro power on a large scale too. the
power that stream has looks like it could turn a 10 foot wheel, once or
twice a minute.

how would you deal with the taxes that come along with owning said land?
Especially if you have no external source of income. This has always been
my main concern since i've decided to start plannning out my very own
homestead.
Now if only someone tried to rebuild a new society in this manor like a new

Check into the 12 states that do not require prop tax under certain
incomes. Not sure if that applies to school tax too, but I think if you're
rural enough you won't have that to begin with.

+Kathleen Sisco Yes, as long as the framing is structurally acceptable, hempcrete can be packed around it. I will be doing that in the second phase of my building. First phase is new construction. I will be taking the interior drywall off as well because the moisture permeable, breathable qualities of the hempcrete provide a better atmosphere in the house.

Sadly I suspect the slow interest in hemp is not just that its related to
marijuana and illegal.

You can't save seed and keep the THC that low-even if it is nowhere near enough to get you high. The rules are being written by pedegreed seed breeders. Uses including CBDs for dairy cows to reduce antibiotics are illegal in Canada, for instance, flax doesn't have those properties, and it goes on...American farming is mostly corporate and petrolium based. Before this video starts, yes, yes you can build a house with hemp. 1 acre
of hemp = 10 acers of trees.... The hemp rope is stronger. Also hemp does
not get you high, it does not contain thc like its cancer killing, seizure
stopping, ect ect, sister plant cannabis.
