0088 How Sharad M Invests In Sub30k Housing 45 Minutes Outside of Chicago!!
In this video: + Interview with Sharad M. of Max Properties, LLC + How to turn even a low income into investment success + His strategy for purchasing a sub 30k ...
Ok interview when you minus the feel good story. But what would be helpful
is knowing how much does he spend on each property. 2) is he using the
profits from his rentals to buy more property. is he using his paycheck?,
line of equity? 3) Are they all under an LLC, does each have an LLC? Oh and
you mean to tell me an ACCOUNTANT doesn't know exactly how many properties
are in his inventory?? Yea ok.
+dreamingcode You're welcome. I understand that it can get frustrating building a rental property portfolio. I can't tell you how other investors are building their portfolio. I can only tell you how I built mine. I built it from my savings. My wife and I save higher of the two incomes and invest in rental properties.
+Sharad Mehta Thanks for answering the technical details. Didn't mean to come off trollish. Just a bit frustrated in the slow pace of waiting for my passive income to build up enough where I can buy another investment. Lisa put a video of a broke college student who acquired many rentals using creative financing. This video was more technical and specific. Niceties urk me. I want to know the details how folks acquire several properties. I think most of us who view these vids do. I knew an accountant knew his inventory but totally understand why you wouldn't want to give ammo to the tax man :)
+dreamingcode Hi, I just saw the post and I thought I reply to your questions myself. I am using rental income and profits from flips and other rental deals to buy more properties. I don't have a paycheck. They are under several different LLCs. I know exactly how many properties I have, but I don't feel comfortable sharing that with everyone. As of today, I have over 50 free and clear houses. Any further questions, please let me know. Thanks! Sharad
+dreamingcode this is an unreasonably skeptical post, but here: He uses cash, and explained how he was able to do this in the first part of the video. He may have not wanted to put all of his business out, some people are very sensitive to that.
You took a guy that a lot of people would find un-interesting because he
is a STRAIGHT BUSINESS MAN and had him drop his guard enough that he was
actually entertaining.....you have more than one gift!
just watched this video....noticed that your interview style is evolving!
you have gotten so much more polished! It's good to see you growth through
the video library that you have created! I hope that by the time I have a
few years with these investments that I am as interesting and informative
in a similar forum!
Inspiring and informative. I have 15 properties and hope my kids who are
in their 20s will be interested in videos such as this based on the
demographic of you two. They already know how to paint and clean rental
properties, lol.
I mean seriously speaking... I think this guy should write a book. His life
to this point is such an inspiration. From working his first $20.00. To
putting himself through school. And now at the point where he has all these
houses and could retire if he choose to. Awesome! I hope this idea reaches
him. His is one that needs to be told. And thanks to you Lisa for bringing
us such great content. I'm new to this podcast, but I sure am glad I found
you. Keep on keeping on Lisa.
+enos ansonNo worries. I have read the book "The Richest Man in Babylon" and it's a great book. I do agree with you that what my wife and I do is very powerful, but the beauty of what we do is that it's very simple and anyone can do it. We just live on one income and it gives us a lot of freedom in other things we want to do in life. I can not tell you how much I appreciate your kind words. I do not have a blog, but now I think may be I should :-)
For give me for being so ongoing with this but i'm sure there are others who think your life is one of triumph. Not to mention you and your wife's method of saving money. [living off one pay check] have you ever read the book 'THE RICHEST MAN IN BABYLON' In that book they teach how to pay yourself first 10%. you and your wife live off one paycheck. i do believe that is so powerful. Any way i just think your achievement is incredible. do you have a blog or something similliar?
+enos ansonI have always thought what I do is very simple and straight forward. Living below our means and investing in real estate. Just the thought that someone would be interested in my life in the form of a book is special.I don't think I have done nearly enough in my life yet to think of a book. Thank you again for your kind words :-)
Hi Enos, thank you very much for your very kind words!! They are very much appreciated!! It's great to know that my story is inspiring to other people. There is no secret to what I am doing. It's very simply having a goal and making some sacrifices to get to those bigger goals in life. It has been and continues to be an amazing journey. Thanks again for the kind words!! Sharad

Rep Grayson writing in HuffPo "Presidential Primary 2.0 Is About to Begin"
"There are two Democratic presidential primaries... The 2nd is about to
begin:
The first Democratic presidential primary runs from Feb. 1 to March 15. All
11 "Old South" states vote in that primary. We have two states left to go,
but Hillary Clinton has won every one of the other nine, by an average of
43 points.
Outside those "Old South" states, 12 other states also have voted.
Bernie Sanders has won nine of those races, Hillary Clinton has won only
two, and there has been one tie (Iowa).
[The average result in those 12 states: roughly 60% to 40% in sanders
favor!]
The net effect of this (Hillary winning the "Old South" by 43 points,
Bernie winning everywhere else by 20 points) is a Clinton lead among
pledged delegates of 223 (specifically, 775 to 552).
"Which brings us to the second Democratic presidential primary: Democratic
Presidential Primary 2.0. It runs from March 16 through June 7. It includes
none of the "Old South" states, because they all will have already voted.
"It includes all of the Pacific states, and all of the "Mountain" states
except Colorado and Nevada (which already voted). The biggest prizes are
California (545 deleg\
ates), New York (291) and Pennsylvania (210).
"Democratic presidential primary 2.0 elects a total of 2033 pledged
delegates. If Bernie Sanders wins those races (and delegates) by the same
60-40 margin that he has a massed in primaries and caucuses outside the
"Old South" to date, then that will give him an advantage of 407 pledged
delegates. That is more -- far more -- than the current Clinton margin "
+Spiderr Q If you make under $120 000 you will net save more money after taxes. You won't have to worry about paying for private health insurance. If you are young you wont have to worry about student debt. If you are old you can benefit from the expansion of social security. If you have a full time job, you will benefit from paid family and medical leave. And probably most importantly, if you are a working class american Bernie will represent you and not the corrupt corporations who currently dictate the political system. The US has the money to afford these programs, instead of spending trillions on tax cuts to the corporations, instead of spending trillions on interventionist wars, instead of spending trillions bailing out wall street, Bernie will instead invest in you and your future. And he is the only candidate who will do this. Go vote.
